Property Description

This unique and ancient estate, built around 1540, was once the Malaspina Marquis’ “hunting lodge”. The surrounding area, Il Posticcio, was named after the property, and is located in the Lunigiana hillside, halfway between Caniparola and Fosdinovo.

Its position is unique: Lunigiana is an historical region, connecting Liguria and Tuscany, which combines the typical features and characteristics of the two. The territory is surrounded by centuries-old olive trees and cypress forests, and it is distinguished by large plains, perfect for D.O.C. Colli di Luni wine production.  It enjoys at the same time the privacy and stillness of the countryside, and a splendid view of the sea, only a few kilometres away.

The property boasts a strategic position, as it is central to exclusive tourist destinations such as the Apuan Alps, Versilia, Luni, Sarzana, the Gulf of La Spezia with Lerici, Tellaro, Fiascherino, Portovenere and the Cinque Terre. The area is within reach to the airports of Pisa and Genoa, as well as the nearby airport of Luni-Sarzana, recently open to private flights, facilitating arrivals from abroad.

It has an almost square plan, with merlons along the entire perimeter and an elevated lookout tower in the north-west corner, as well as a small terrace on the north side. The south side overlooks what once was a charming garden.

Next to it stands a rural agglomeration with farmhouses, cellars, stables and warehouses, now in need of restoration.

Outside and to the rear of the main building, traces of stone walls indicate a botanical garden, as can be seen on the slab over the entrance door.

On the east side lie the ruined pillars of another small building.

The Recovery Plan for the current structure was subject to an agreement with the municipality of Fosdinovo in 2014. It aims at a housing development for the entire complex, with the construction of four large residential units on several floors.

The main building, called the “Casino di Caccia”, will be recovered by restoring the original layout, while the annexed farm buildings will be demolished and rebuilt, with the aim of maintaining the architectural and decorative features of the buildings.

The entire farm has an extension of about 20 hectares, of which 15.300 sqm are included in the Recovery Plan. In addition to the residential units, the redevelopment of the botanical garden – transformed into an Italian garden, the restoration of the small outbuilding, the construction of two swimming pools, underground garages, and private road for direct access from the main road.
